Often, an HOA will begin as a self-managed entity, with no particular need for an outside management company, but as the Association grows and evolves, its demands expand and deepen, prompting the need to hire a management team. Enlisting a professional management company can be exciting, but also a bit intimidating, and it is important for members of the Board to prepare for this significant change. In a new statement to the press, Kuester Management Group provides some tips for doing exactly that.
“The first and foremost thing is to consider what is most important and most pressing for the members of your Association,” comments Bryan Kuester, President of Kuester Management Group. “Have some goals in mind when your management team comes in. That will lend some direction to your working relationship.”
Kuester also advises Board members to refresh their memories on what authority they have and what authority they are permitted to give to the manager. “Your Association governing documents will outline specific tasks that only the Board can do, so make sure you know where that dividing line is,” he states.
It is helpful to have all of those HOA governing documents updated and gathered in one place to share with the management team. “Gather bylaws, amendments, rules and regulations, and any written statements of your architectural procedure,” Kuester notes. “Additionally, collect tax returns, financial documents, a list of current vendors, a current list of homeowners, and data on any ongoing projects.”
Transparency is vital. “Make sure you introduce the management team to the homeowners in your community as soon as possible, and make sure the entire relationship is above board,” Kuester concludes.
