Teebo redefines Freedom through his new hit song as part of his multimedia project.

A singer, songwriter, dancer and model, Teebo is all set to give a platform to his multimedia project beginning with the new song Freedom that has already garnered much appreciation among the audiences.

Teebo is not just any singer and songwriter. He is in the business to make a difference in the lives of the people. His main desire is to create music and back it with powerful visuals that have relevant concepts to define the same. With his first single, Princess is Gonna Die, Teebo received a tremendous positive response and the song went ahead to become a part of the UK radio campaign 2 years after it was released.

This got him thinking and encouraged him to push his limits and explore concepts that will compel people to be themselves without having to worry what society will perceive it as. That is how the concept of Freedom was born.

The concept was so close to Teebo’s heart that it barely took him an hour to compile the lyrics and what followed was a revelation of sorts. He questioned his existence and asked himself if what he was doing was truly for himself or for the sake of others. He questioned his freedom. With the answers he got, he wanted to change the ideology of ‘Me, thanks to others’ to ‘Me, myself’.

To get closer to himself and to understand exactly what he meant by freedom, he went back to the place that he loved most – France. It was here that his concept began to take the shape that is now the hit single. The video is powerful in its meaning and is soulful. Through this video, Teebo has put himself out there and expressed himself like no one else. He has let out his emotions, fears and desires and is not afraid to tell that to people and that is what sets him free.

The music video is just one part of the multimedia project that Teebo is working on. The other part consists of a visual display of powerful photographs reflecting freedom. This will be in the form of an exhibition in NYC, L.A and Miami, along with a special "Freedom: Stripped" intimate show, and a second one called Freedom, showcasing dance, music, vocability, and art performance.

Single-Tenant Net-Leased Auto Parts Stores: The Alternative Retail Investment, According to Hanley Investment Group Thought-Leader Jeremy McChesney

Single-Tenant O'Reilly Auto Parts Store Closes at Lowest Cap Rate of 2015

IRVINE, CALIF. – According to Senior Vice President Jeremy McChesney at Hanley Investment Group, a nationally-recognized boutique real estate brokerage and advisory firm specializing in retail property sales, single-tenant net-leased auto parts stores are a viable alternative retail investment to fast-food and bank single-tenant net-leased investments.

In the last 10 months, McChesney has negotiated the sale of five single-tenant net-leased O'Reilly Auto Parts stores with an average cap rate of 5.62 percent.  His most recent sale of a single-tenant net-leased O'Reilly Auto Parts, located in Northern California at 548 Grass Valley Highway in Auburn, sold for $2.6 million, representing a 5.31 percent cap rate, the lowest cap rate for an O'Reilly Auto Parts store to close in 2015 (per CoStar). The single-tenant absolute NNN O'Reilly Auto Parts store had 12 years remaining on the primary term of the lease. McChesney represented both the buyer and seller in the Auburn transaction. The other O'Reilly Auto Parts NNN single-tenant sales that McChesney closed were located in Montrose, CO; Texarkana, TX; Fort Payne, AL; and Evansville, IN.

"Due to our national network of investors and effective marketing strategies, we have been able to outperform the market for the sale of O'Reilly Auto Parts stores by nearly 60 basis points. The national O'Reilly Auto Parts stores average closing cap rate forthe last 10 months," said McChesney.

In the same 10-month period, McChesney closed four single-tenant net-leased AutoZone stores with an average cap rate of 5.78 percent. The properties are located in Raleigh, NC; Minooka and St. Louis, IL; and Fort Wayne, IN. "We have also been able to outperform the market for the sale of single-tenant net-leased AutoZone stores by nearly 30 basis points. The national AutoZone average closing cap rate for 2014 was 6.06 percent," said McChesney.

"The auto parts store category continues to do well as many Americans are holding onto their cars longer," said McChesney. "The average age of cars and trucks in operation in America hit a new all-time high of 11.4 years, up slightly from 11.3 years in 2013, according to a study by IHS Automotive. IHS forecasts that the average age of vehicles is expected to rise to 11.7 years by 2019."

McChesney added, "Not only is the average vehicle in America getting older, the study also found that the country has a record number of vehicles in operation as the total topped 252.7 million in 2014, an increase of 3.7 million vehicles from 2013. The continued increase in the number of older vehicles explains why after-market auto parts retailers like O'Reilly Auto Parts and AutoZone have done so well in the last few years."

McChesney also reports that as there are limited investment grade options priced below $2 million outside of dollar stores and quick-serve restaurants. "Auto part store properties remain in high demand among savvy net lease investors but values are quickly increasing," McChesney added.

McChesney noted that he has a single-tenant net-leased 5,892-square-foot single-tenant net-leased O'Reilly Auto Parts store in Craig, CO, listed for sale for $787,000, with 10 years remaining on the primary term of the lease. He also has a 7,746-square-foot single-tenant net-leased AutoZone in Beloit, WI, listed for sale for $827,000 with 10 years remaining on the primary term of the lease; and a single-tenant 9,000-square-foot Goodyear Tire store available for sale for $3,120,000 in Port Jefferson Station, NY with 8 years remaining on the primary term of the lease.

Columbus, Ohio - April 30, 2015 – Serving the Peace Entertainment opened a digital press junket for music mini-film, Understanding God, providing an outlet for the director and cast to talk about what they brought to the project to ensure its success.  Below are highlights from the session with director, Michael Stewart, and actors Conphidance (Garbage Men 2015) and P.T. (Salvation RMX May 7, Bessie May 16).

Understanding God includes a dramatic interlude with a hospital scene.  How did that differ from your work on other music videos? 

Stewart: “Working on this particular 8 minute mini-movie music video, was exciting and challenging.  It made me have to think a little more out of the box.  My main focus is creating content that is unique and different and that fits the main character of the artist I may be working with.”

Speaking of characterization, Conphidance, what do you think you brought to the role of the doctor in the hospital scene?

Conphidance:  “Caring for a patient who was injured in the hopes that he would recover smoothly. God felt his time wasn't up on earth so I was the instrument used to further his plans.”

As director, you had to work with the dramatic as well as the choreography and the coma sequence, how did you tie-all that together?

Stewart:  “My approach is make sure things technically look clean, in focus, color looks good, that's normal cinematography stuff, but then I have to envision the artists picture in my head as well, these things should be collaborative.”

Did filming the exterior shots in Georgia, in Snellville, provide the authentic feel you were looking to achieve?

P.T.:  “I didn’t think of it like that.  I am from Georgia and, you know, I was looking to give something back by filming in the state and in the city of Snellville.”

Stewart:  “I think we achieved the vision of this first piece by giving it a distinct feel to the movement and look, keeping in line with the overall goal of the project.”

Part of a two video production deal, Understanding God has been in limited release in the Atlanta, Georgia metro area and goes into worldwide digital distribution via Indie Reign, on May 5, 2015.  The mini-film is directed by Michael Stewart from a concept written by Ashante PT Stokes, who also serves as a producer.   Serving the Peace and StewArt have a second project in this creative pairing in the mini-film concept form, Salvation RMX, that goes into limited release in Atlanta on May 7.

Defining Gap Between Genius and Average Content Marketing Strategies

30 April, 2015 - USA - What separates Genius from Average in today’s top content marketing strategies? By Genius I mean a company or person who uses resources (social media, video and data) in connection with traditional marketing tactics. By Average, I mean someone who is driving normal results.

What might amazing content strategists know that you don’t? More importantly: What can we learn and gain from them in order to skill transfer like results into your own company?

Netjumps Intl. and Sheldon Michael’s team wanted to form that study. We grabbed our Monster Energy Drinks and our MacBooks and hit the road to know-where when we released our fifth annual study, “B2B Content Digital Marketing: 2015 Growth and awareness conference—North America,” Focusing on more than 250 companies in 109 countries. Here is what we stumbled upon.

Genius content strategists have a specific strategy and militantly stay their course. A meager 35% of content creationists actually have a documented strategy according to our study. Sixty percent of those who have a documented strategy rate themselves as having scalable models, compared to those who have no strategy that is documented.

Lesson Learned: Clearly define a content strategy for your team, document it and use it as a reference. Start by using it as a questionnaire doc about your company: Who’s your audience? What value can you provide? What delivery options do you have? What management positions do you have in place? How do you record results and how do you refine those results to scale?

Genius content strategists have a dedicated team. We found that less than 50% have a dedicated team full time. However the 70% that were successful in this space had a full time team of 5 or more employees.

Lesson Learned: Empower a full time content marketing team (If your a small firm one dedicated employee will suit just fine) that’s main priority and central focus is strictly wired around your content marketing program.

Genius content strategists use a plethora of skill sets and social media products.The most successful firms don’t rely on just one or two techniques to reach and engage their audiences. On the contrary effective ones use an average of 20 or more skills and tactics and at least 7 social platforms.

Tactics for Business to business content strategies include but are not limited to live events, webinars or visual casts, videos, blogs, white papers, case studies or e-books, research reports, e-newsletters and landing pages and microsites. We found the successful social syndications to be (in descending order) LinkedIn, Twitter, Facebook, YouTube and SlideShare.

Lesson Learned: Generate content that has variety in its broadest sense—Try to stray away from blog posts and or case studies that have been used over and over again. Use a diverse social media plan so that you cater to all end users.

Genius strategists focus on fresh ideas. The most effective digital marketers publish fresh and new content daily, or at least several times per week.

Lesson learned: Use and master the use of an editorial calendar. Have a master plan. Knowing who, what, when, and why 6 months in advance does not hurt it helps.

Genius content strategists spend more money. This puts the ah in Ball-ah: More money= more content more content=marketing. The most effective marketers invest 40% of their budgets into content strategies.
