“Consider how the neighborhood looks at night as well,” says Kuester. “Is there proper lighting to make it feel safe and inviting? Or are there dark areas that seem ominous? Streetlights, walkway lighting, and motion sensors can make a big difference. They also help to deter crime and suspicious activity.”
The board can also boost appeal by creating a stronger sense of community. Hold regular events and activities that homeowners can get involved in. Have opportunities for everyone to get to know each other and socialize. When people talk about the neighborhood, the HOA wants it to be a friendly place full of activity, not a standoffish community where there is little interaction.
“It’s also important for the board to stay on top of communications and be responsive to member needs,” says Kuester. “When people are looking to move, they often ask others about their neighborhoods and what their experiences are. Make it easy for them to present the HOA in a positive light because they have had good experiences dealing with the board, having their voices heard, and seeing improvements around the neighborhood.”
