IRVINE, Calif. - Judges for the 2018 Gold Nugget Awards have recognized international award-winning firm KTGY Architecture + Planning at its annual competition for the firm’s design of 13 different residential developments. The awards program honors architectural design and planning excellence and draws entries from throughout the United States and international. Chosen from the elite pool of Merit Award winners, Grand Awards were announced on June 28 as a feature highlight of PCBC®, the nation’s largest regional conference and trade show for the real estate development field.

The Gold Nugget Grand Award winners are as follows:

BEST SENIOR HOUSING COMMUNITY — ON THE BOARDS
810 Pine Avenue
Long Beach, California
Developer/Builder: Global Premier Development
Architect/Planner: KTGY Architecture + Planning

The new senior housing community is designed to deliver an assisted living community that boasts high-level design, community connectivity, and the ability to seamlessly transition into the memory care community next door when the need arises. The new building will be constructed on a surface parking lot serving the adjacent historic office building being renovated by the same developer. New construction references the materials and geometry of the 1920s era craftsmanship, seen in the adjacent building, in a modern metal-clad facade with perforated panels. Companion buildings offer city living for seniors with a continuum of care, ranging from assisted living to memory care. Shared garage and separate circulation lobbies allow for efficient movement to both buildings while preserving their unique identities. The use of glazing is extensive and creates a light-filled atmosphere. The building engages the city in three distinct expressions: a grand lobby at the street level, the second level terrace which serves as the building’s front porch, and a rooftop garden and terrace with long views to the ocean. This new senior community is planned so residents have vibrant common living areas that combine with the retreat of private rooms to make a home. The walkable neighborhood and its location next to the Los Angeles Metro’s Blue Line connects residents to Downtown Los Angeles and the greater region and makes visiting loved ones a breeze.

UNIQUE RESIDENTIAL DETACHED HOUSING – OVER 15 DU/ACRE
VITAE
Costa Mesa, California
Developer/Builder: Planet Home Living
Architect/Planner: KTGY Architecture + Planning

These new homes in Costa Mesa are far from typical. Designers considered every detail, every step of the way, delivering modern living so the homes don’t just look and feel different but actually live better. This infill solution provides varied massing with intentional placement of two-story homes at project frontage to be more in line with the existing neighborhood. Striking home design blends contemporary with traditional architectural elements. Gable end roof lines are emphasized with a framework that brings attention to the geometry of the homes. The architecture maintains a modern flair with clean lines, simple forms and attention to detail. Standout design elements include warm, contemporary colors with stucco exteriors, traditional lapped siding and oversized windows to create sophisticated exteriors. Innovative open floorplans maximize their square footage, emphasize indoor-outdoor living, provide private yards and upper-level decks to enhance the connection to the outdoors. The homes also have flexible space that can be used an entertainment room, office, gym or art studio, craft space or ‘man cave.' Designed with the latest in energy efficiency and smart home technology, the homes include a myriad of features including Ring Video Doorbells, Nest thermostats, USB outlets, garage door opened from your phone, pre-wiring electric car charging and solar panels. The homes appeal to buyers that want a contemporary-style single-family home minutes to the beach and walking distance to restaurants, shopping, bars, a cinema, gym, bowling alley and more.
